Important – access registration: For security reasons and in accordance with the building's rules, all guests must complete a pre-registration before check-in through a link sent after booking, providing an identification document and a photo of their face for building access authorization. Access is also subject to the condominium's regulations and, when requested, guests may be required to present an identification document at the front desk.

And one of the best features is right outside: the beach, Avenida Atlântica and a wide range of shops and services are just a few minutes away on foot.

Guests will have private and exclusive access to all areas inside the apartment throughout their stay.
To reach the accommodation, guests may use the building's front desk, lobby and elevator, always in accordance with condominium regulations.
Building access requires prior completion of the registration process for all guests and compliance with the condominium's identification procedures. Delivery orders must be collected at the front desk, as delivery personnel are not allowed inside the building.

Leme sits at one end of Copacabana's famous beachfront and combines beach life, local businesses and a more residential atmosphere. It is an excellent area for guests who want to explore Rio's South Zone on foot while having everyday conveniences nearby.
Leme Beach is approximately 200 meters from the property, and a walk along the beachfront promenade naturally leads into Copacabana Beach. The neighborhood offers kiosks, a bike path, restaurants, bars, cafés, bakeries, pharmacies and supermarkets.
For sightseeing, Duque de Caxias Fort is approximately 800 meters away and offers beautiful views over the area. RioSul Shopping Mall is around 1 km away, while Urca, Praia Vermelha and Sugarloaf Mountain are also just a short drive away.

The location is particularly convenient for exploring Leme and Copacabana on foot. Avenida Atlântica is approximately 100 meters away, Leme Beach around 200 meters away and RioSul Shopping Mall approximately 1 km from the property.
For other parts of the city, buses, taxis and ride-hailing services are readily available. Cardeal Arcoverde metro station is approximately a 13-minute walk away and provides connections to Ipanema, Leblon, Botafogo, Flamengo and downtown Rio.
Guests arriving by car will find paid parking options in the surrounding area; we recommend checking availability and rates in advance.
Santos Dumont Airport is approximately 6 km away and is generally the most convenient airport for Leme. RIOgaleão International Airport can also be reached by taxi or ride-hailing service, with travel times for both depending heavily on traffic.

Ponto Alto Building enjoys a strategic location in Leme, just a few minutes' walk from the beach and very close to Avenida Atlântica.
The building features a 24-hour front desk and elevator, making arrivals and departures more convenient. Guest access follows the condominium's identification and security procedures.
The surrounding area is one of its greatest advantages: supermarkets, pharmacies, bakeries, restaurants, cafés and everyday services are all within easy walking distance.
This is a residential building and there are no recreational facilities associated with the accommodation.

1. Identification, Security and Access
1.1 A valid photo ID for all guests must be submitted before check-in.
1.2 Facial recognition (Face ID) will also be required for access authorization.
1.3 False, inconsistent, or missing documents will prevent check-in and may lead to immediate cancellation.
1.4 Guests under 18 must be accompanied by parents or legal guardians.
1.5 Only guests registered in the reservation are allowed on the property.

2. Check-in and Check-out
2.1 Standard times:
Check-in: 3:00 PM to 8:00 PM
Check-out: until 11:00 AM

2.2 In-person check-ins after 10:00 PM may incur a R$100 fee, subject to availability.
2.3 Early check-in or late check-out requests must be made in advance and are subject to availability.
2.4 Late departures may result in a proportional extra daily charge.
2.5 Lost keys, cards, or access controls will be charged to the guest.

3. Property Use
3.1 The property is for residential and short-term use only.
3.2 Subletting or transferring the reservation is prohibited.
3.3 Maximum occupancy must be respected.
3.4 Parties or events require prior authorization.
3.5 Any damage will be charged to the reservation holder after check-out.

4. Condominium and Neighborhood
4.1 All condominium rules must be strictly followed.
4.2 Quiet hours: 10:00 PM to 9:00 AM.
4.3 Fines issued by the condominium will be charged to the guest.
4.4 Do not leave trash in common areas.
4.5 Delivery personnel are not allowed inside the condominium.

5. Cleaning and Maintenance
5.1 The property must be returned in good condition.
5.2 Excessive dirtiness may result in an extra cleaning fee.
5.3 Damages to furniture or appliances will be charged.

6. Provided Items
6.1 Basic items (bed linens, towels, kitchen utensils) are provided but not replenished during the stay.
6.2 Broken, damaged, or missing items will be charged.
6.3 Removing items from the property is prohibited.

7. Safety
7.1 Always lock doors and windows when leaving.
7.2 Smoking inside the property is prohibited.
7.3 Candles, incense, or any open flame are not allowed.

8. Services
8.1 Wi-Fi is complimentary and subject to signal variation.
