Important – access registration: For security reasons and in accordance with the building's rules, all guests must complete a pre-registration before check-in through a link sent after booking, providing an identification document and a photo of their face for building access authorization. Access is also subject to the condominium's regulations and, when requested, guests may be required to present an identification document at the front desk.

And one of the best features is right outside: the beach, Avenida Atlântica and a wide range of shops and services are just a few minutes away on foot.

Guests will have private and exclusive access to all areas inside the apartment throughout their stay.
To reach the accommodation, guests may use the building's front desk, lobby and elevator, always in accordance with condominium regulations.
Building access requires prior completion of the registration process for all guests and compliance with the condominium's identification procedures. Delivery orders must be collected at the front desk, as delivery personnel are not allowed inside the building.

Leme sits at one end of Copacabana's famous beachfront and combines beach life, local businesses and a more residential atmosphere. It is an excellent area for guests who want to explore Rio's South Zone on foot while having everyday conveniences nearby.
Leme Beach is approximately 200 meters from the property, and a walk along the beachfront promenade naturally leads into Copacabana Beach. The neighborhood offers kiosks, a bike path, restaurants, bars, cafés, bakeries, pharmacies and supermarkets.
For sightseeing, Duque de Caxias Fort is approximately 800 meters away and offers beautiful views over the area. RioSul Shopping Mall is around 1 km away, while Urca, Praia Vermelha and Sugarloaf Mountain are also just a short drive away.

The location is particularly convenient for exploring Leme and Copacabana on foot. Avenida Atlântica is approximately 100 meters away, Leme Beach around 200 meters away and RioSul Shopping Mall approximately 1 km from the property.
For other parts of the city, buses, taxis and ride-hailing services are readily available. Cardeal Arcoverde metro station is approximately a 13-minute walk away and provides connections to Ipanema, Leblon, Botafogo, Flamengo and downtown Rio.
Guests arriving by car will find paid parking options in the surrounding area; we recommend checking availability and rates in advance.
Santos Dumont Airport is approximately 6 km away and is generally the most convenient airport for Leme. RIOgaleão International Airport can also be reached by taxi or ride-hailing service, with travel times for both depending heavily on traffic.

Ponto Alto Building enjoys a strategic location in Leme, just a few minutes' walk from the beach and very close to Avenida Atlântica.
The building features a 24-hour front desk and elevator, making arrivals and departures more convenient. Guest access follows the condominium's identification and security procedures.
The surrounding area is one of its greatest advantages: supermarkets, pharmacies, bakeries, restaurants, cafés and everyday services are all within easy walking distance.
This is a residential building and there are no recreational facilities associated with the accommodation.

1. Identification, Security and Access
1.1 All guests must submit an official photo ID before check-in.
1.2 Facial recognition (Face ID) will also be required to authorize access.
1.3 False documents, inconsistent information or failure to submit documents will prevent check-in and may result in immediate cancellation of the reservation.
1.4 Guests under 18 must be accompanied by their parents or legal guardians.
1.5 Visitors of any kind are not permitted, including brief visits or visits lasting only a few hours. Only guests registered on the reservation in advance may enter and stay as guests.

2. Check-in and Check-out
2.1 Standard times:

Check-in: from 3:00 p.m. on the reservation start date, with no cut-off time for later arrivals.
Check-out: by 11:00 a.m.

2.2 The accommodation has an electronic lock. There is no need to meet our team for check-in or collect physical keys. There is no additional fee for arriving later, including after 10:00 p.m. or during the early hours of the following morning. Guests must observe quiet hours from 10:00 p.m. to 9:00 a.m. and follow the building's identification and access procedures.
2.3 Requests for early check-in (before 3:00 p.m.) or late check-out (after 11:00 a.m.) must be made in advance and are subject to availability and confirmation by our team. Depending on the circumstances, an additional fee equivalent to half the nightly rate may apply. Our team will provide the applicable amount for the guest's acceptance before confirming the service. Submitting a request does not, by itself, authorize a change to the standard times.
2.4 Departures after the established check-out time may incur an additional charge calculated proportionally to the nightly rate.
2.5 Guests are responsible for the replacement cost of lost keys, access cards or remote controls.

3. Use of the Property
3.1 The property is intended exclusively for residential use and short-term stays.
3.2 Subletting, reselling or transferring the reservation is prohibited.
3.3 The maximum occupancy limit must be respected.
3.4 Parties and events are not permitted.
3.5 Any damage to the property will be charged to the reservation holder after check-out.

4. Building and Neighbors
4.1 All building rules must be followed.
4.2 Quiet hours: from 10:00 p.m. to 9:00 a.m.
4.3 Any fines imposed by building management for violations will be charged to the guest.
4.4 Leaving trash in common areas is not permitted.
4.5 Delivery personnel are not permitted to enter the condominium premises.

5. Cleaning and Care
5.1 The property must be left in good condition.
5.2 Excessive dirt or mess may result in an additional cleaning fee.
5.3 Damage to furniture or appliances will be charged to the guest.

6. Provided Items
6.1 Basic items are provided, such as bed linen, towels and kitchen utensils. These are not replenished during the stay.
6.2 Broken, damaged or missing utensils will be charged for.
6.3 Removing any item from the property is prohibited.

7. Safety
7.1 Always lock doors and windows when leaving.
7.2 Smoking inside the property is prohibited.
7.3 Candles, incense and any form of open flame are prohibited.

8. Services
8.1 Wi-Fi is complimentary, and signal strength may vary.
8.2 We are not responsible for disruptions to services provided by utility companies or external providers, such as electricity, internet or water.
